Think Twice About These Kitchen Features - Homeowners | Haring Realty

Once our REALTORS® have helped you find the home of your dreams, the next step is to customize it and make it your own. A kitchen renovation can improve your home in a myriad of ways. It can make cooking easier, provide a place for dining and socializing, and improve your home's resale value as well. Be careful, though. Some kitchen renovations may seem worthwhile, but in the long run, they're a waste of money and may even be detrimental. Here are a few kitchen features to think twice about before shelling out the extra cash.

  • Excessive Appliances. You want your new kitchen to be on the cutting edge. But how many of the cool new appliances you're eyeing will you actually use? Considering a six-burner stove? Ask yourself if your four-burner range has ever not been enough. A second dishwasher? Unless you feed a small crowd daily, you can probably skip it. Before investing in any new kitchen appliance, consider what value you expect to get from it and how much it will improve your kitchen on a day-to-day basis.

  • Anything Trendy. Once the renovations are done, you'll hopefully use your new kitchen for years to come. So whatever you put in it, imagine yourself using it, or looking at it, a decade from now. There are always new decorative fads, but resist the urge to put something in just because it's trendy. Some trends may be worthwhile but think about them before committing. It may be the "in" thing to use reclaimed wood stools or shiny, glazed tile, but those fads never last long. What's hip and fashionable today may be impractical and an eyesore within a year or two.

  • Backsplashes. Backsplashes around your countertops are different from most kitchen trends. While not strictly necessary, they serve a purpose: to keep water and grease from damaging the walls or getting in that hard-to-reach space behind the stove. However, be careful of making your backsplash too much of a decorative statement, as once it's installed, it's there to stay. A pop of color could clash with the rest of the décor, and patterned tiles can make the area look too busy. You may like it, but too much personality may not appeal to potential buyers if you ever decide to sell your home. If you do opt to install a backsplash, go for soft, muted colors that will complement the rest of the area rather than stand out too much.

  • Wood Cabinets. Getting solid wood kitchen cabinets may be tempting, but they are expensive. Wood veneer is identical, providing the same elegant look for a fraction of the cost. And when treated with polish, it's durable and water-resistant. Just be sure to opt for plywood shelving rather than particle board for durability.

  • Major Layout Shifts. You can rearrange furniture all you want, but not appliances. Leave the dishwasher, stove, and refrigerator where they are unless there's something fundamentally wrong with their positioning. Know that moving them will require an overhaul of things like plumbing and electrical systems, which is costly, labor-intensive, and can take a long time to complete.
