Fall Curb Appeal - Haring Realty

Mansfield homes for sale have plenty of potential for great curb appeal. Our REALTORS® know this is a truly essential factor in making sure your home gets sold promptly. The faster a home is sold, the more likely it is that you'll get the price you want. With that in mind, a good first impression benefits you. That's what curb appeal is all about!

Even if your home isn't going to be on the market for a while, there are things you can do in every season to keep your home's curb appeal up. Fall is particularly important. Let's take a closer look at the best things to do for curb appeal in fall:

  1. Wash the Outside of Your Windows
There's more than love in the air in spring and summer – there's also pollen. Airborne irritants from way back during first bloom can settle into a film on your windows that lasts all the way until fall. Bring your home up to date by power-washing the windows.

  2. Tidy Up the Yard
Work your way up to the bigger task of mowing by removing debris first. Branches, leaves, and weeds all need to go. After you are done bagging up the yard waste, move your trash cans to a spot where they're still convenient, but not visible from the curb.

  3. Keep Up Your Mowing Schedule
Depending on where you live, plunging temperatures in the fall can eventually make your grass dormant in time for winter. Don't get complacent before the last mow, though: Get it done once every two weeks at minimum. Clear away grass clippings and keep them off the street, too.

  4. Paint the Front Door and Your Shutters
The front door is a surprisingly powerful part of the first impression your home has to offer. Even if you can't replace the door, a new coat of paint will liven it up. A new doorknob and door plate may help, too. If you have window shutters, freshen their paint job as well.

  5. Give Your Roof the Right Attention
Like the door, the roof conveys a lot of information about the home at a glance. While a new roof will entice many buyers, it's not usually pressing. Clean out gutters and schedule regular roof maintenance so that any missing or peeling roof shingles can be replaced.

  6. Consider Upgrading Exterior Lighting
A lack of exterior lighting may make a home feel isolated. Update your home with porch and garden lighting. These don't have to be things that will be left with your future buyer: Even simple stick-on lights will do as long as they produce clean, beautiful illumination.

  7. Stage the Front Porch
Not all buyers love a porch, but those who do really love it. Entice them to imagine themselves in comfort by cleaning up outdoor furniture, washing or replacing any upholstered items (such as pillows), hanging a wreath and – of course – giving the lighting a once-over.

  8. Beat a Path to Your Front Door (Literally)
Although there is such a thing as too much landscaping, highlighting the path to the front door can pay off. Consider dressing up both sides of your front walk with new lighting elements, simple shrubs, or decorations. This makes buyers feel like the "red carpet" has been rolled out.

Staging is one of the most vital parts of reaching your selling goals. Make sure you choose an expert real estate agent who understands how to use that hard work to your advantage – promoting your property with beautiful photos that attract attention. Contact us for personalized advice for selling your home.
