Sell Your Vacant Home

You've already made the move to your new home, but your old one hasn't sold yet. That leaves you with the task of selling a vacant home. So what do you need to know about putting that home on the market? Perhaps the most important thing to know is that selling a vacant home can be a lot more challenging than attracting buyers for an occupied one. However, there are steps you can take to help ensure that your home holds its own among the other Mansfield homes for sale. Our REALTORS® have a lot of experience helping homeowners get vacant homes sold, and here are 6 tips that can help:

  1. Keep it sparkling clean – Making a vacant home appealing to buyers means keeping it clean and inviting. A deep cleaning, from top to bottom is the way to go. Once that is done, you'll need to see to it that it stays spotless until it sells, which means cleaning it regularly. Dust will collect, air will get stale, and dirt will get tracked in every time the home is shown to a potential buyer, so it will need a once-over at least once a month to make it shine. If distance prevents you from taking care of it, hire a cleaning service to do it for you.

  2. Keep the utilities on – You want potential buyers to be comfortable as they tour your home, so keep the lights and gas on and the thermostat set to a comfortable temperature. This helps to ensure that your home doesn't appear abandoned, even though it is vacant. It also helps to prevent problems like frozen pipes in winter, or high humidity levels in summer that can make a home smell musty.

  3. Do some staging – Empty rooms look smaller than furnished ones, and can make it hard for buyers to picture a house as their home. Also, any flaws stand out much more vividly in an empty room. Staging your home, even if it is just with a few pieces of furniture, can go a long ways towards making it more appealing to buyers.  

  4. Prioritize curb appeal – Making a great first impression is always vital to making your best sale on a home, but it is much more so when that home is vacant. Make sure your lawn and landscaping are in great shape, your walkways and driveways are clean and attractive, and the exterior of your home is bright, clean and in good repair.

  5. Make it very secure – Vacant homes need to be very well secured to avoid problems that can reduce their market value, like vandalism or burglary, for instance. Make sure all windows and doors have high-quality locks, and that the home has plenty of outdoor lighting to deter break-ins. A monitored security system is also a great deterrent and can be a selling point as well. Make sure that things like mail and newspapers aren't piling up outside to advertise that the home is vacant, and ask neighbors and the local police to keep an eye on things for you.
     
  6. Get an appraisal – Having an appraisal done on your home can reassure buyers that the price you're asking for your home is fair. This can be important since buyers often tend to be leerier of vacant homes than they are of occupied ones.
