Kitchen Renovations
If you're preparing your home for the market, it's important to step back and take a good look at your kitchen. That's what buyers do as they tour Mansfield homes for sale. A kitchen is the heart of a home. If it's dull and aging and not quite right, it can be a turnoff to buyers. 

Our REALTORS® have learned by experience that sometimes a great kitchen update might be all you need to add value and style to your home. We've done the research to provide our tips to help you rock your kitchen renovation. 

  1. A DIY kitchen Update?
    You might be able to complete some simple remodeling tasks without a pro to help. You can paint your walls, resurface your cabinets, change the hardware. If you're industrious, you can even install new cabinets and perform other necessary tasks to update your kitchen.

    If the remodel you're thinking about requires professional designing, planning, budgeting, building permits, and complex jobs, you should probably hire a pro.

  2. Hire a Design-Build Remodeling Pro
    A Design-Build contractor may be your best professional option. You work with a single company for designing, planning, budgeting, tear down, and final construction. Your remodeling job can flow more smoothly because you're dealing with one company instead of several.

  3. Consider Your Return on Investment?
    If you're upgrading your kitchen to increase your home's value and appeal, you should also consider your ROI. The Remodeling Cost versus Value report helps with estimates of regional costs of minor and major remodels. It also tells you what you can expect to recoup if you sell your home. For example, a small, mid-range kitchen remodel costs approximately $21,688. You would recover 73.4% of your costs when you sold your house.

  4. Don't Change the Layout
    You can make meaningful changes to your kitchen without moving the sink, dishwasher or the stove. The labor to tear out your floors, walls, plumbing and electrical wiring to rearrange your layout can significantly increase your overall remodeling costs. 

  5. Make Your Kitchen Comfortable for Cooking 
    Your kitchen is the heart of your home, but its primary goal is to accommodate meal preparation. Consider remodeling decisions that are right for your cooking style but will also make cooking comfortable and enjoyable for a potential buyer. 

    Unless you need gas flames, a glass cooktop works just fine. Also its safer and offers a more stylish look.  

    If you love hand-slicing and dicing, you need easy access to knife storage and counter space.

    Serious cooks need space to store their herbs and spices. 

    If you want your pans and appliances out of sight but within reach, consider a slide-out or lazy Susan under counter storage drawers.

  6. Consider Minor Changes to Save Considerable Cash
    If you want a change or a new look, your complete (and expensive) home remodel might not be necessary. Instead of a full-blown remodel, try a few style enhancements from the list below. You can work with a contractor on the major items and DIY the rest. 

    • Paint your walls and add a tile backsplash.
    • Add ambient, task, and accent lighting with creative fixtures and pendant lighting. Consider LED for brightness.
    • Brighten your color scheme with decorative accents.
    • Resurface your floors.
    • Install a country sink and farm style faucets. 
    • Add marble countertops.
    • Resurface your cabinets.
    • Replace your major appliances.
