Home Improvement Projects to Boost Value
Boost Your Home's Resale Value with a Few Simple Improvements

It's tax time again. Although many people dread filing their taxes, receiving a refund makes it a little more bearable. A great use for that extra money is updating your home. If you're staying in your home for the foreseeable future, there are many upgrades that can make your life easier and your home more aesthetically pleasing. But if you're looking to add your house to the current list of Mansfield homes for sale, you'll probably want to make some updates that will appeal to buyers and add value to your home. Our REALTORS® definitely know what makes a good impression on buyers and using your tax refund for one or more of these updates can help get your house sold.

  1. Update the kitchen
A full-scale kitchen remodel can cost a small fortune, but you can improve the look for much less money. Painting dated looking cabinets, replacing the hardware, and putting in a modern-styled, DIY backsplash can change the look of the room dramatically. If you have a little more to spend, update light fixtures, and replace appliances with new energy-efficient ones.

  2. Update the bathroom
Bathrooms can really become an eyesore if not updated once in a while. Remove old wallpaper and replace it or repaint the walls. Painting a vanity cabinet can update the look without the hassle or expense of replacing it. Update cabinet and drawer hardware, frame a builder grade mirror and switch to low flow toilets, shower heads, and faucets. Update the light fixture.

  3. Take curb appeal to the next level
This is definitely a good place to put your money if you'll be selling soon. A lot of outdoor projects really offer a lot of bang for your buck. Start by getting your home professionally power washed. Other ways you can improve the outside area are to replace a mailbox or paint an existing one, new planters, add or update lighting, and update house numbers and plaques with modern typography and some color. Adding some plants or flowers is usually inexpensive and can add color to your landscape. Repainting trim and doors can often make a big visual impact. If you have a little more money, add some stone pavers, or inviting features like patio furniture or a fire pit.

  4. Update lighting
Many homeowners don't think about this but updating lighting throughout your home can make a big difference. Especially if you still have builder grade fixtures. It can lend a more custom look to your home. Also go ahead and get led bulbs for anything that still has incandescent. An entire home's worth of energy efficient bulbs can save you some money.

  5. Paint
Repainting allows you to make the most impact for a small amount of money. Painting your home inside and out will attract buyers' attention. Keep with neutrals for a fresh clean look with wide appeal. Many buyers want their home move-in ready and fresh paint job allows that to happen.

  6. Finish the basement
Adding more usable space to a home is always a hit with buyers. A finished basement is a popular feature that can get you a good return on your investment if you don't go overboard.

Updating your home when it's time to sell is a great idea and a well taken care of home is sure to draw the attention of potential buyers.  Contact us for ways to boost your home's value when you're getting ready to sell.
