Sell Your Home Ask These Questions

Selling your home can be overwhelming. Success depends on a combination of the right situation, the right market, and the right real estate agent. There are questions you'll want to ask prospective real estate agents when you're getting ready to sell your home. Here are ten questions our REALTORS® have been asked when potential clients are preparing to sell their Ashland, Ohio homes for sale

  1. Why do you want to sell your home?
    You should know what your goals are and if selling your home will help get you there. Your agent will want to know too so they can better help you. 

  2. How much do you owe on your current mortgage and home equity loans?
    Ideally, you want to make a profit not increase your financial risk. You'll have to pay off those debts and you'll need to know how much you'll have to sell for in order to do that.

  3. What are your credentials and how long have you been in the business?
    Any agent you choose has to be licensed in your state and should have access to MLS so as many buyers as possible know about your home. You may want a member of the National Association of REALTORS® since they have additional codes and standards members are expected to adhere to. There is no magic amount of experience, but you'll want to make sure your agent is comfortable with all parts of the process and is familiar with the area and inventory. They should routinely sell homes the same type and in the same price range as yours.

  4. Can you walk me through the home selling process?
    This will help you understand what's going to happen and helps make sure you're getting an agent that explains things thoroughly and in a way, you can understand.

  5. How do you plan to market my home?
    Find out what specifically they will do after taking the listing to sell your home. This may include listing services, open houses, mail or e-mail campaigns, ads, staging, and social media. Agents may have different approaches for different needs and situations.

  6. What are your sales stats?
    Statistics don't tell the whole story, but they offer some insight into efficiency and effectiveness. You'll want to know how many sales they've closed in the last year and how many were in your price range. You should also look at the list to price ratio. This percent is the most recent listing price to selling price. Numbers near or over 100% mean the agent knows enough about the market to price the property appropriately. You'll also want to know how long their houses stay on the market. The amount of time it takes to sell a house varies a lot by area, and this number can give you an idea of what to expect. When comparing agents, it can also be an indicator of efficiency and how serious they are about selling your home.

  7. How often and by what means will we communicate?
    This is important and you'll want to make sure everyone is on the same page.

  8. Do you rep both sides of the transaction?
    Usually, an agent will work on only one side of the transaction, either for the buyer or the seller. But that isn't always the case. Ask what happens if the agent ends up representing both sides of the transaction.

  9. How much will it cost to sell my home?
    You'll want to know about commissions, closing costs and other fees so you can plan accordingly. You'll also want to know how much money you'll be walking away with after the sale to make sure that figure fits your needs.

  10. What makes a home harder to sell and what can you do to make yours sell faster and for more money?
    If you need major repairs or upgrades you'll want to take that into consideration, and your agent will need to know if something isn't resolved. Ask their opinion about getting your home ready to sell, what upgrades buyers look for in your price range, staging, and budget-friendly improvements that really resonate with buyers.
