Tips to Get Your Home Ready for Showings

Keep Your Home Showing Ready with Kids
Ready to list your home in Mansfield? Your personal spaces are about to go public in a big way, and it's important to make sure they look ready for guests--and then stay that way until it's sold. If you have kids, it might seem impossible to keep the space picture-perfect as you plan a move, but it could be the most important thing you do as a seller. Before the "for sale" sign goes up, enlist help from every member of your household to keep your home clean and desirable in the weeks ahead. After all, there's no time to waste in real estate, and interested buyers should be able to see your house promptly before they lose interest and move on.

So, how do you make sure your home continues to stand out among other Mansfield and Ashland homes? Start by adopting some of these strategies as a family.

Start packing up the non-essentials now.

Location is definitely an important part of any real estate transaction, but when it comes to selling a home, something else might be even more significant: first impressions. When potential buyers step into your home for the first time, they will make quick judgment calls about whether it feels "right" to them. To increase your buyers' ability to picture themselves in your house, take away your own pictures and personal stuff, including anything non-essential that clutters up the countertops or crowds the storage spaces. If you're not using it on a daily basis or it's related to a personal hobby or interest, it can be packed.

Stash everything else in bins for quick de-cluttering.

After you pack up the non-essentials, use lightweight storage totes and bins in each room to stow the stuff you still use. Your garage and crawl space are good places to shove these bins when buyers arrive, then pull them back out later when you need your belongings. In the family room, this might mean a basket or canvas box for remote controls, magazines, blankets, slippers, and games. In a bedroom, you might toss your glasses, hairbrush, favorite books, and mobile chargers into the box. Kids can also use totes and bins for toys, making it easier to quickly sweep everything into a bin for fast removal.

Get out of the house.

Even if your kids become experts at quickly tossing their belongings into bins, your house will need frequent cleaning to keep surfaces and floors in good shape. Instead of spending your days scrubbing, take every opportunity to minimize messes by getting out of the house. You will benefit from these outings too, because spending time outdoors is a great way to de-stress while selling your home. Plan picnic lunches instead of cooking and eating in the kitchen, and "surprise" the kids with trips to the park when your real estate agent calls about another showing. It will feel more like a fun change of pace than a strategy for showing your home.

Your buyers have other homes in Mansfield to consider, so make sure everyone is on board with this cleaner, more spontaneous new routine. Just a few simple adjustments will make it much easier to show your home at short notice, and our real estate agents will help you maximize other opportunities to make your home more marketable too. Contact Haring Realty today for help from experienced professionals who know how to show off your home in its best light.
