Most home buyers want a reputable mortgage lender that will pre-approve them at the beginning of their home search and help them obtain the money they need. Home buyers also need a lender that will communicate with them and simplify the paperwork that accompanies any home purchase.

PRE-APPROVAL:

It's important as a buyer that you establish some kind of financing before you make any kind of serious offer. The pre-approval process allows lenders to take a look at your finances and credit history in order to make a general assumption about your loan amount.

In order to get pre-approved for a loan, you need to contact a lender. Your REALTOR® can help you find a lender that you feel comfortable with and that offers programs best suited to your needs.

During the pre-approval process the lender looks at all of your finances and determines what kind of mortgage you can afford. With this step out of the way you can begin looking for your new home! Be prepared to bring: 

  • Paystubs (last 30 days)
  • W-2s (last two years)
  • Federal Tax Returns (last two years)
  • Bank Statements (last two months)
  • Monthly Debts (list of expenses)
  • Copy of Driver's License
  • Social Security Card (or number)

LENDER SEARCH:

Since most people do not have the ability to pay for a home in cash, they must become involved in a long-term commitment with a mortgage lender. While getting a home loan can be a complicated process—especially for first-time home buyers, there are certain steps you can follow to find the best lender and mortgage option for you.

Your first consideration should be selecting a mortgage lender. A recommendation: Do your research. While there are a number of different financial institutions from whom you can select, picking the first company may not always be the best choice. Having a plan in place to locate a reliable lender with a proven track record should include the following considerations:

  1. Ask for Referrals - Start by asking your family and friends who they used when buying their home. Inquire what they liked the best (and least) about working with this lender.
  2. Locate Several Lenders - Not all lenders are created equally. Gather the same basic information about each and compare what they have to offer you.
  3. Schedule Meetings - Schedule a meeting to interview the lenders you are considering. Make certain you leave the meeting knowing whether or not you feel as if you would have a good working relationship with their representative.
  4. Obtain Pre-approval - Once you select a lender, ask them to prepare a pre-approval letter. This will entail taking your credit score and financial information into consideration. Mortgage lenders who go through the process of preparing a pre-approval can also help you determine your budget for a home—making the home search process a lot easier.  
  5. Know the Costs - Each mortgage lender will have different costs associated with a home loan. Know what type of loan you are obtaining, interest rates and if it is a fixed or adjustable rate. Other fees may include closing costs, underwriting fees and broker fees. These fees can be large, so learn know what you're facing from the start. After approval, prior to closing, don't do the following: 
  • Do Not Deposit Cash Into Accounts (document source)
  • No Large Purchases (cars, boat etc)
  • No Co-Signing on Other Loans
  • Do Not Change Bank Accounts
  • Don't Apply for New Credit
  • Don't Close Any Credit Accounts
